What the tappable number means

Most lenders cap the combined loan-to-value on a HELOC or cash-out refinance at around 80–85%. We use 85% here — so this is the rough ceiling on what a bank might let you borrow against the house, on top of your current mortgage. Actual approval depends on income, credit, and program.
